Your stack, any stack. Our engine in the middle. Answers land where you work.

Everything you have now stays yours. It runs through the Realiste engine for real estate, gets enriched with our sources, and the conclusions come back to wherever you read them. Set up once, it runs on its own: no moving files by hand, no clicking around.

Your workflows, on our engine

Each one starts where your work already starts and ends where you read it. Two run for every team: the inbox and the radar. The others are yours.

  1. An OM lands in your deal inbox

    Trigger
A broker’s OM, T‑12 and rent roll arrive in your deal inbox and go on to the engine by themselves.
    Engine
Reads the package, ties the rent roll to the T‑12, adds comps, taxes and the loan on record, and applies your buy box test by test.
    Lands
Back in the same e-mail thread after our team checks it: the screen memo, the live Excel model, comps and flags.
  2. The radar on your buy box

    Trigger
In the counties and the buy box you set, something changes: a loan comes due, coverage weakens, a foreclosure is filed, an owner has held for years.
    Engine
Checks each property against your buy box and adds the owner behind the LLC, the loan and the last sale.
    Lands
A morning digest by e-mail, Telegram or WhatsApp: each property with its dated reason to call.
  3. Your pipeline priced in one go

    Trigger
Your pipeline or watch list, up to 100 addresses, dropped in once.
    Engine
BOV at scale: a value range per property, with its comparable sales and a confidence mark.
    Lands
One workbook and a deck in your inbox; a list of ten comes back in about half an hour.
  4. The data room, read for you

    Trigger
The seller opens the data room once you are under contract.
    Engine
Reads every document into the eight-stage checklist, title to litigation, each item marked ok, issue or missing with its document and page.
    Lands
The checklist and a risks sheet in Excel, in your inbox; a stage with no documents is reported as missing, never skipped.
  5. The IC memo from your model

    Trigger
The deal goes under contract; your model and the DD log are final.
    Engine
Drafts the memo in your committee’s order, each figure pointing to its model cell or document page.
    Lands
The memo in Word and the IC deck as PowerPoint and PDF in your inbox; the recommendation is left for your deal lead.

More accurate, faster, lower cost per deal

More accurate

The OM checked against the T‑12 and rent roll, and both against what is on record, before anyone trusts the NOI.

  • Every input shows its source and date; every result shows its formula.
  • What we could not find is named as missing, never filled in.
  • The same comps request returns the same set. The same feasibility request returns the same study for 30 days.

Faster

An underwriting with its live Excel model in about an hour, every input with its source.

Underwriting with its live Excel modelabout 1 hour

Lower cost per deal

  • One request returns the finished package: the memo, the live Excel, and the deck on request.
  • An underwriting carries about 1,000 data points, each marked as found with its source, computed by formula, or missing.
  • Your analysts check and decide instead of collecting.

BOV at scale

Up to 100 addresses, priced in one go

Paste a list of up to 100 addresses and get one value range per property, each with its comparable sales and a confidence mark, as a table, a workbook and a deck. A list of ten comes back in about half an hour. The list size is set for each client, and we raise it for yours.

A first value read on up to 100 pipeline or portfolio properties in one go.

A value range with its evidence, not an appraisal. Realiste is not an appraiser.

Your processes, on AI

We take one process your team runs today and run it inside your setup. Each one below starts from what already arrives and ends in the format you already use. Your team reviews and signs.

  1. Deal screening

    Comes in
The OM, T‑12 and rent roll, forwarded to one address or read from your deal inbox.
    Comes back
Your screen template filled: the rent roll tied to the T‑12, the OM checked line by line, comps, taxes and the loan on record, and your buy box applied test by test: pass, fail or no data.
    Template
Your screen, your tabs, your formulas.
    Replaces
Re-keying every OM before anyone trusts the NOI.
  2. Underwriting and comps

    Comes in
The package and your acquisition model.
    Comes back
Your model with the source and date next to every input and a live formula behind every result: rent roll to NOI, debt, returns and sensitivity grids, with sales comps of the same type nearby.
    Template
    Your model, as it is.
    Replaces
An analyst’s day rebuilding the same model.
  3. Due diligence

    Comes in
The data room as the seller opens it.
    Comes back
An eight-stage checklist, title to litigation. Each item marked ok, issue or missing, with the document and page; a stage with no documents is reported as missing, never skipped.
    Template
Your DD tracker, with a risks sheet in Excel.
    Replaces
Reading the data room by hand against the clock.
  4. IC memo

    Comes in
Your model, the DD log and the deal notes.
    Comes back
The memo in your committee’s order, each figure pointing to its model cell or document page. The recommendation is left for your deal lead to write and sign.
    Template
Your memo in Word; the IC deck as PowerPoint and PDF on request.
    Replaces
The memo rebuilt the night before committee.
  5. Off-market sourcing

    Comes in
Your buy box and your counties.
    Comes back
Owners in your buy box, each with a dated reason to call: a loan coming due, weak coverage, taxes delinquent, a long hold, and the owner behind the LLC where we find one.
    Template
    A sheet your CRM imports.
    Replaces
Waiting for the deal to reach a broker.
  6. After close

    Comes in
Your portfolio model and your assets.
    Comes back
Quarterly evidence per asset (sales and rents nearby, each dated, gaps named), your own model changed by typing with every change shown first, and what changed around what you own.
    Template
Your LP report and your model.
    Replaces
    The quarter-end rebuild.

One process, live on your deals in 72 hours

Counted from access to your stack, after the NDA, with your team, on live deals.

  1. Day 1

    Map

We sit with the person who does the work and write the process down: what comes in, what gets checked, your template, who signs.

From you: An hour with the process owner

  2. Day 2

    Build

Our team connects it to your stack (where the work arrives, your models, your CRM or warehouse) and to your template, then runs it on one live case.

From you: Your template and one live case

  3. Day 3

    Run and measure

Your team runs it on live cases. Together we time each one and check every figure against its source.

From you: Two or three more cases

  4. Then

    An annual agreement

The process keeps running and we tune it to your team. The next process is mapped, built and measured the same way.

From you: The next process you pick

Questions teams ask first

Do we have to change how we work?
No. Your stack stays yours. What arrives in your inbox, your data rooms and the territory you set runs through our engine, and the answers land where you work: e-mail, WhatsApp, Telegram or your CRM, as Excel, PowerPoint, PDF and Word. Nothing new to log into.
What do you bring, and what do we keep?
2,100+ connected sources (parcels and owners of record, recorded sales and loans, permits, zoning and rents) and a property base of about 6 million properties. Your files serve your work, are never shown to another client and are not used to train models. An NDA comes before any access.
Does Realiste tell us what to pay?
No. It gives the facts and the math: your buy box pass or fail, the model with its sources, the risks with their pages. The price and the recommendation stay with your deal team.
How long until it runs on our own work?
72 hours from access, after the NDA. Day 1 we map the process with you, day 2 we build it into your setup and run one live case, day 3 your team runs it and we measure it together.
