BOV at scale

Up to 100 addresses, priced in one go

Paste a list of up to 100 addresses and get one value range per property, each with its comparable sales and a confidence mark, as a table, a workbook and a deck. A list of ten comes back in about half an hour. The list size is set for each client, and we raise it for yours.

Price up to 100 listings or pitch targets in one go: one value range per property, as a table, a workbook and a deck.

A value range with its evidence, not an appraisal. Realiste is not an appraiser.

Your stack, any stack. Our engine in the middle. Answers land where you work.

Everything you have now stays yours. It runs through the Realiste engine for real estate, gets enriched with our sources, and the conclusions come back to wherever you read them. Set up once, it runs on its own: no moving files by hand, no clicking around.

Your workflows, on our engine

Each one starts where your work already starts and ends where you read it. Two run for every team: the inbox and the radar. The others are yours.

  1. An owner asks what it is worth

    Trigger
An owner’s e-mail with the rent roll and T‑12 arrives, and it goes on to the engine by itself.
    Engine
Finds sales of the same type within a mile in the last 24 months and rents nearby, ties the rent roll to the T‑12, adds taxes, the loan and permits on record.
    Lands
Back in your inbox: the comps, the range and the reasoning, as a workbook and a deck with your logo. The list price is your call.
  2. The radar on your territory

    Trigger
In your territory, a loan comes due, an owner has held for years, a foreclosure is filed or a neighbour sells.
    Engine
Adds the owner behind the LLC, the last sale and the hold period, and marks the owners you already cover.
    Lands
A Monday digest by e-mail, Telegram or WhatsApp, and a sheet your CRM imports.
  3. Your owner list priced at scale

    Trigger
Your owner list or farm list, up to 100 addresses.
    Engine
BOV at scale: a value range per property, with its comparable sales and a confidence mark.
    Lands
Back into your CRM as a sheet, with a workbook and a deck; a list of ten comes back in about half an hour.
  4. A passport before every tour

    Trigger
A tour or an owner call on the calendar.
    Engine
Builds the property passport: owner, sales, debt, permits, zoning and nearby sales, each dated, gaps named.
    Lands
One page in your inbox before you leave, in about 4 minutes.

More accurate, faster, lower cost per deal

More accurate

Comps of the same type, within a mile, from the last 24 months, each with its date, price and size; non-comparables flagged with the reason.

  • Every input shows its source and date; every result shows its formula.
  • What we could not find is named as missing, never filled in.
  • The same comps request returns the same set. The same feasibility request returns the same study for 30 days.

Faster

Comps in about 20 minutes, a list of ten valued in about half an hour.

Lower cost per deal

  • One request returns the finished package: the memo, the live Excel, and the deck on request.
  • An underwriting carries about 1,000 data points, each marked as found with its source, computed by formula, or missing.
  • Your analysts check and decide instead of collecting.

Your processes, on AI

We take one process your team runs today and run it inside your setup. Each one below starts from what already arrives and ends in the format you already use. Your team reviews and signs.

  1. BOVs for the owners on your list

    Comes in
An owner’s request with the rent roll and T‑12, or a list of up to 100 addresses in one go.
    Comes back
The comps, the range and the reasoning: sales of the same type within a mile in the last 24 months, rents nearby, non-comparables flagged with the reason. The list price is your call.
    Template
A workbook and a deck, with your logo and your own cover page.
    Replaces
Every BOV built from scratch, for owners who mostly never list.
  2. Prospecting

    Comes in
Your territory, asset types and size band, and your CRM export, which we match as part of the setup.
    Comes back
Each week, the properties where something just changed (a loan coming due, a long hold, a foreclosure filed, an owner selling nearby), each with its date and the owner behind the LLC.
    Template
A sheet your CRM imports, owners you already cover marked.
    Replaces
Owner lists built by hand, one LLC at a time.
  3. Marketing the listing

    Comes in
The rent roll, T‑12 and photos you already have, and your logo.
    Comes back
The pitch book, OM or one-pager as an editable PowerPoint and a PDF, with comps, maps and the underwriting already inside. No files, no deck.
    Template
One of 26 styles, with your logo and your own cover and closing pages.
    Replaces
Late nights re-keying numbers into last year’s book.
  4. Working the buyers

    Comes in
The listing’s rent roll and T‑12, and your marketing assumptions.
    Comes back
A live Excel model of the buyer’s view at a range of prices: rent roll to NOI, debt, returns and sensitivity grids. Every input shows its source and date.
    Template
    Your buyer sheet.
    Replaces
Rebuilding the buyer’s math for every call.
  5. Leasing, tours and client updates

    Comes in
An address, a suite size and use, or your clients’ buildings.
    Comes back
Asking and renewal rent with the leases behind it where we hold them, a one-page passport before every tour, and title, permit and lien flags found before a buyer finds them.
    Template
    Your proposal and update formats.
    Replaces
The small jobs that eat the same hours.

The products behind it

Each process chains these products. On top of them sits one assistant and 330+ written workflows, 35 of them for brokers; we write yours.

One process, live on your listings in 72 hours

Counted from access to your stack, after the NDA, with your team, on live listings.

  1. Day 1

    Map

We sit with the person who does the work and write the process down: what comes in, what gets checked, your template, who signs.

From you: An hour with the process owner

  2. Day 2

    Build

Our team connects it to your stack (where the work arrives, your models, your CRM or warehouse) and to your template, then runs it on one live case.

From you: Your template and one live case

  3. Day 3

    Run and measure

Your team runs it on live cases. Together we time each one and check every figure against its source.

From you: Two or three more cases

  4. Then

    An annual agreement

The process keeps running and we tune it to your team. The next process is mapped, built and measured the same way.

From you: The next process you pick

Questions teams ask first

Do we have to change how we work?
No. Your stack stays yours. What arrives in your inbox, your data rooms and the territory you set runs through our engine, and the answers land where you work: e-mail, WhatsApp, Telegram or your CRM, as Excel, PowerPoint, PDF and Word. Nothing new to log into.
What do you bring, and what do we keep?
2,100+ connected sources (parcels and owners of record, recorded sales and loans, permits, zoning and rents) and a property base of about 6 million properties. Your files serve your work, are never shown to another client and are not used to train models. An NDA comes before any access.
Does Realiste set the list price?
No. It returns the comps, the range and the reasoning in your BOV format, and your name goes on the number. The list price is your call.
How long until it runs on our own work?
72 hours from access, after the NDA. Day 1 we map the process with you, day 2 we build it into your setup and run one live case, day 3 your team runs it and we measure it together.
