Best AI tools for real estate in Asia (2026)
Short answer
Nothing we read is built for Asian real estate as a whole, and that is the honest starting point. Of the property tools, only MRI Software names Asian sites: Singapore, Hong Kong and India. The ARGUS products and TestFit name no market, and Realiste names Asia as a region but holds no market data in South, Southeast or East Asia. The three general AI assistants are available across the region.
How the list is ordered
A tool earns one point for each of three things its own page states: it names Asian countries or offices (the word Asia alone does not count); it is built for property work; and it says which roles it serves. Asia here means South, Southeast and East Asia; the Gulf states are West Asian and are covered on our Middle East pages. Ties run alphabetically.
Scores reflect what the pages state on 19 October 2026. They say nothing about how well a tool performs, and a No means only that the page we read was silent. Published by Realiste, which makes one of the tools compared. Realiste is scored on the same three points.
Why one Asian list cannot fit every market
Asia is a set of markets with different rules. Malaysia keeps its valuers on registers held by a national board, under a 1981 Act. Indonesia licenses appraisal firms through its Ministry of Finance and uses valuation standards issued by its appraisers' society. A tool that is silent on both cannot tell you which regime applies to your deal.
Currency, area units and the language of the documents also change from one country to the next. None of the pages we read says how a tool handles them.
What the maker pages state about Asia
Read on 19 October 2026:
- MRI Software lists regional sites for Singapore, Hong Kong and India, as well as Australia and New Zealand.
- ARGUS Enterprise cites 100+ countries and ARGUS EstateMaster 75+, and neither page names one.
- TestFit names no region and no unit system.
- ChatGPT, Claude and Gemini each publish a country list that includes Malaysia, Indonesia, Singapore, India, Vietnam, the Philippines and Japan.
Questions to put to a vendor before a pilot
The pages cannot answer these, so ask:
- Which of my countries have you shipped in, and who is the reference customer there?
- Which currencies and area units does a draft use?
- Which document languages can it read?
- Where the law requires a registered valuer, who signs the output?
What Realiste does not replace
Realiste is not a broker, appraiser or law firm. It does not replace a licensed local valuer where one is required, a title or ownership check, or legal advice. It holds no market data in South, Southeast or East Asia, so it works from the documents you hand it there.
It reads an offering memorandum, rent roll and T-12, ties every figure to its source, caps confidence at the weakest input and passes a draft to a licensed professional on your team. Files stay in firm-isolated storage and are never used to train models.

Questions
What are the best AI tools for real estate in Asia?
ARGUS Enterprise, ARGUS EstateMaster, MRI Software, Realiste and TestFit tie at 2 of 3, in alphabetical order; the three general assistants score 1. The scores reflect what makers' pages state about Asia, not a test of quality, and Realiste publishes this page.
Which property software names Asian markets on its own page?
Of the tools we read, MRI Software: Singapore, Hong Kong and India. ARGUS Enterprise, ARGUS EstateMaster and TestFit name no Asian market.
Is Asia one market for AI real estate tools?
No. Registration of valuers, currency, units and document languages differ by country, and none of the pages we read says how a tool handles those differences.
Does Realiste cover Asia?
It names Asia as a region it serves, but its data covers the UAE, Saudi Arabia, Qatar, Bahrain, Oman, Kuwait and Egypt. It holds no market data in South, Southeast or East Asia and works on documents you supply there.
Does AI replace a licensed valuer in Asia?
No. Realiste is collaborative, not autonomous: its outputs are drafts for a licensed professional to review and sign, and where the law requires a registered valuer, an AI figure does not stand in for one.
