Best real estate underwriting software in the Middle East (2026)

Published اقرأ بالعربية

Short answer

There is no single best tool; it depends on the job. ARGUS Enterprise is the established choice when your investors or lenders expect a lease-by-lease cash-flow model, and it states use in 100+ countries. Realiste fits teams that want a first underwriting draft built from the deal's own documents, with every figure sourced, for a licensed professional to review and sign. Published by Realiste, which makes one of the tools compared.

How this list was ranked

The job is narrow: underwrite one income-producing property in the Gulf or the wider region from the documents the seller or manager sends, to a standard an investment committee or a credit committee can challenge. Tools are ordered by fit for that job, not by size or by who we would like to win.

Five criteria were read from each vendor's own site on 19 October 2026: the cash-flow methods it describes; whether it works from your deal documents; the regional reach the vendor states itself; whether figures are traced to a source; and who signs the result. Where the page we read is silent, the table says so. It does not say the tool lacks the feature, because silence on a page is not proof.

No criterion here is one only Realiste can meet. We have left out speed on purpose: the vendor pages we read give no measured turnaround for a Middle East deal, so any ranking on time would be invented.

What matters when the property is in the region

Check each option against these points before you compare features.

  • Documents as issued: the offering memorandum, rent roll and T-12 arrive in the format the landlord or manager uses, not in a template. A tool that needs retyping moves the error into the input.
  • Operating costs shown separately: service charges and other recoverable costs should be visible as their own lines, so the net figure can be rebuilt by a reviewer.
  • Market coverage: ask which of the UAE, Saudi Arabia, Qatar, Bahrain, Oman, Kuwait and Egypt the vendor itself says it covers, and where it only supplies a blank model.
  • Sign-off: a draft that nobody licensed has reviewed is not an underwriting your lender can rely on.

What Realiste does not replace

Realiste is not a broker, appraiser or law firm. Its output is a draft for a licensed professional on your team to review and sign; it gives no final price and no buy or sell verdict. It does not replace a licensed valuation where a lender or a regulator requires one, a lawyer's review of leases and title, or a site visit.

It also does not replace a lease-by-lease cash-flow model where your investors expect one. Where a deal needs that, the draft and the model do different jobs.

Six ways to underwrite a Middle East property, ranked by fit (2026)

  1. ARGUS Enterprise

Altus Group describes it as commercial property valuation and cash-flow forecasting software supporting DCF, capval, hardcore, term and reversion and initial yield methods, with scenario testing and reporting. It states use in 100+ countries. Best when investors, lenders or valuers expect a lease-by-lease model; the page we read does not describe building one from your deal documents.

  2. Realiste

Reads the deal's own documents (offering memorandum, rent roll, T-12) and returns an underwriting draft in which every figure carries its source and confidence is clamped to the weakest input. A licensed professional on your team reviews and signs. Best for a first pass on many deals across the region; it is not a replacement for a dedicated cash-flow model.

  3. MRI Software (investment management)

MRI describes property management, accounting and investment management products for owners and operators, and lists United Arab Emirates and Saudi Arabia among its regional site options. Best when you already run your portfolio on it and want underwriting close to the asset records.

  4. Dealpath

Dealpath describes deal sourcing, pipeline management, execution and reporting for real estate investment firms. It is a workflow system for the deal team; the page we read names no market outside the United States. Best for pipeline discipline, used alongside a modeling tool.

  5. A spreadsheet model you own

Fully flexible and familiar to every committee. Inputs are typed by hand from the documents, and a reviewer traces a figure by following cell references. Best for small teams with a template they rely on.

  6. General AI assistants

ChatGPT, Claude and Gemini can summarize a document you give them and draft a first analysis. Treat the output as an analyst's first draft: every figure needs checking against the source, and none of them signs for the result. Best for reading and questions, not for the committee file.

Questions

What is the best underwriting software for real estate in the Middle East?

It depends on the job. For a lease-by-lease cash-flow model that investors and lenders recognize, ARGUS Enterprise is the established option. For a first underwriting draft built from the deal's own documents, with every figure sourced, Realiste is built for that. They do different jobs.

Can AI underwrite a property in Dubai or Riyadh?

AI can read the offering memorandum, rent roll and T-12 and produce a draft. Realiste does this and sources every figure, but the result is a draft: a licensed professional on your team reviews and signs it. It is not a licensed valuation.

Does underwriting software replace a licensed valuer?

No. Where a lender or regulator requires a licensed valuation, only a licensed valuer can provide it. Realiste is not a broker, appraiser or law firm.

Which Middle East markets does Realiste cover?

The data by country page covers the UAE, Saudi Arabia, Qatar, Bahrain, Oman, Kuwait and Egypt, and says what our records hold in each and what the engine reads from your documents. In the UAE, the Dubai new-build catalogue held 1,068 projects when measured on 13 October 2026.

Is my deal material used to train models?

No. Client material is kept in firm-isolated storage and is never used to train models.

How can I see an underwriting draft on one of my deals?
