Property Value Opinion Tools in the UAE (2026): Four Ways to Get a Number, and When Each Is Enough
Short answer
There are four ways to put a number on a property in the UAE: an instant estimate on the main listing portals, a broker's comparison of recent deals, a value opinion that shows its evidence and method, and a valuation by a licensed valuer. Only the last is the valuation that banks and courts rely on. Realiste produces the third, a value opinion with every comparable and input traced, in about 40 minutes at the median on our production runs, and it does not replace a licensed valuer.
Published by Realiste, which makes one of the tools compared. A value opinion is not a valuation, and this page says where each approach is enough.

Four numbers that look alike
An owner in Dubai Marina asks what the apartment is worth. Within an hour they can have four answers, and they are not the same kind of thing.
The mistake is using the wrong one: a portal estimate to set a price for a villa with a sea view, or a value opinion where a lender needs a valuation.
1. Instant online estimates
The main listing portals now give an estimate for many homes in seconds. They are useful for a first look and for a buyer's sense of range. They are weakest where a property is unusual: a top floor, a renovated unit, a villa on the water, a building with few recent sales.
Check which sales the estimate rests on, whether they are recent, and whether the tool knows anything about the unit's floor, view and condition.
2. A broker's comparison
A good local broker knows which deals in the building were distressed, which units had a view, and which listing has sat unsold for months. That judgement is valuable and hard to automate. Its weakness is that it often lives in a message, not a document anyone else can check.
Check whether each comparable is a closed sale or a listing, how old it is, and whether off-plan resales are mixed with ready units.
3. A value opinion with its evidence
A value opinion sits between a broker's view and a valuation. It sets out a range, the comparable sales behind it, the method used and what is missing, so that someone else can check it. It is the right tool for screening a purchase, pricing a sale, marking a portfolio internally or preparing for a conversation with a valuer.
What makes one good:
- Closed sales first. Asking prices are labelled as such, or left out.
- Like for like. Same community or building where possible; off-plan resales kept apart from ready units; villas apart from apartments.
- Dated evidence. Each comparable carries its date, and older ones are adjusted or set aside, with the reason.
- The subject left out. The property's own last sale is not counted as its own comparable.
- Gaps named. If there are too few good comparables, the opinion says so and widens the range, rather than inventing precision.
4. A valuation by a licensed valuer
When a bank lends, a court decides or financial statements need a figure, the number comes from a valuation signed by a licensed valuer. A value opinion can help you prepare for that conversation, check the inputs or decide whether to commission one. It cannot stand in for it.
Where Realiste fits
Realiste produces value opinions, not valuations. Give it the property and whatever documents you hold, and it returns a memo, an Excel file and a workbook that set out the comparable evidence, the method and the missing figures, with every input showing its source and date. On our production runs over the 30 days to 13 October 2026, a value opinion took about 40 minutes at the median. The memo text does not state a final price; the figures sit in the workbook for you to conclude.
In Dubai the work can start from Realiste's catalogue of 938 neighbourhoods with prices per square foot and 1,068 projects, as printed on 19 October 2026; in Abu Dhabi the catalogue lists 111 neighbourhoods. Elsewhere, the evidence comes from the documents and comparables you and we assemble for the deal.
Two runs on the same property can return different ranges, which is why the comparables and the gaps sit next to the number. A value opinion is a first, checkable view: useful for screening and pricing, and never a substitute for a licensed valuer where one is required.
General assistants
ChatGPT and Claude can explain a valuation report, compare two broker emails or draft a pricing note in Arabic and English. Without comparables they have nothing to value from, and they will still give a number. Never let one invent comparable sales.
How to choose
Whatever you use, ask the same question: can someone else trace every number back to a sale, a document or a formula?
- For curiosity, an online estimate is enough.
- For a listing price, a broker's comparison, ideally written down.
- For a purchase decision, a sale strategy or an internal mark, a value opinion that shows its evidence.
- For a loan, a court or financial reporting, a valuation by a licensed valuer.
| Approach | Who produces it | What it gives you | What to check | Enough for | Not enough for |
|---|---|---|---|---|---|
| Instant online estimate | The main listing portals | A number for a home, in seconds | Which sales it rests on, and whether the unit's floor, view and condition count | Curiosity, a first conversation | A listing price, a purchase, a loan |
| Broker's comparison | A local broker | Recent deals and listings nearby, with the broker's judgement | Whether the comparables are closed sales or listings, and how old | Setting a listing price | A loan or a dispute |
| Value opinion with evidence | An analyst or a tool such as Realiste | A range, the comparables behind it, the method and the gaps | Whether every comparable can be traced and dated | Screening a purchase, pricing a sale, an internal mark | A bank, a court, a regulator |
| Valuation | A licensed valuer | A signed valuation under professional standards | The valuer's licence and the report's basis and date | A mortgage, a court, financial reporting | Speed and cost, when only a screen is needed |
Questions
What is the difference between a value opinion and a valuation in the UAE?
A value opinion sets out a range, the comparable evidence and the method so that someone can check it; it is used for screening, pricing and internal marks. A valuation is signed by a licensed valuer under professional standards and is what banks, courts and financial statements rely on. Realiste produces value opinions, not valuations.
Can I use an AI value opinion for a mortgage in the UAE?
No. A lender relies on a valuation by a licensed valuer. An AI value opinion can help you check the asking price and prepare for the valuation, but it does not replace it.
How accurate are instant online property estimates?
They are most useful for standard homes with many recent sales nearby and weakest for unusual properties: top floors, renovated units, waterfront villas and buildings with few sales. Check which sales an estimate rests on before relying on it.
How long does a value opinion take?
In Realiste a value opinion took about 40 minutes at the median on production runs over the 30 days to 13 October 2026, returning a memo, an Excel file and a workbook with the evidence and method.
